Air Conditioning Comfort for Life

United for your comfort since 1987

Have you ever experienced a day without air conditioning in Florida? I am sure it was memorable.

Preventative Maintenance

A preventative maintenance checklist goes a long way in making sure your system runs efficiently, which keeps you in constant comfort and reduces your electric bill. At UMI Residential Air Conditioning, we know the bottom line is that practicing preventative maintenance is essential when you have an air conditioner.

Here’s a helpful preventative maintenance checklist of what you should expect from a service technician visit.

If it is an outdoor unit, the technicians should be checking the:

  • Inside of the unit for debris
  • Base pan for any clogged drain opening or obstacles
  • Unit’s refrigerant level
  • Coil and cabinet, and cleaning it if it needs it
  • Fan motor and blades for age or damage
  • Control box and everything associated with it for wear or damage
  • Compressor and tubing for damage

However, if it is an indoor unit, the technicians should be checking that the:

  • Blower assembly (housing, wheel and motor) is clean
  • Older models’ motors are lubricated and fan belts are in good condition
  • Test Safety controls work, especially the switch for the drain pan overflow
  • Thermostat is calibrated
  • Condensate drain lines are clean
  • Temperature differential for heat transfer is correct
  • Condition of the evaporator coil, drain pan and condensate drain lines
  • Condition of the control box, associated controls, wiring and connections
  • Air filters are clean
  • Ductwork is leak-free
